House Rules for Sunpark Gardens 🏡

Welcome to Solparken! Our house rules are designed to ensure that all residents can enjoy a safe, clean, and well-functioning community. We expect everyone to follow these rules and contribute to a positive neighborhood. Feel free to download these rules as a PDF down below.

1. General Consideration 🤝

• We treat each other with respect in both common areas and private homes.

• Noise should be kept to a minimum, especially between 10:00 PM and 7:00 AM on weekdays and 11:00 PM and 8:00 AM on weekends.

• If you are planning a party, please notify your neighbors in advance.

2. Noise and Music 🎵

• Music and television should not disturb other residents. Use headphones for loud audio.

• Construction or repair work should only take place on weekdays between 8:00 AM and 6:00 PM and on Saturdays between 10:00 AM and 3:00 PM.

• Washing machines and dishwashers should only be used between 7:00 AM and 10:00 PM.

3. Common Areas and Green Spaces 🌳

• Playgrounds and green areas are for all residents—please clean up after use.

• Barbecuing is only allowed in designated areas.

• Waste must not be left in common areas.

4. Waste Disposal and Recycling 🗑️

• Waste must be sorted into the designated bins: general waste, plastic, paper, metal, and glass.

• Bulk waste (furniture, electronics, etc.) should be taken to the recycling center—do not leave it by the trash area.

• Hazardous waste (paint, chemicals, batteries) must be disposed of in special containers or at the recycling station.

5. Parking 🚗

• Cars must be parked in designated parking spaces only.

• Bicycles should be parked in the bike shed—not against walls or in hallways.

• EV charging stations are reserved for registered electric vehicles and must not be blocked by other cars.

6. Pets 🐶🐱

• Pets are allowed but must be registered with the board.

• Dogs must be kept on a leash in common areas.

• Pet owners are responsible for cleaning up after their animals and ensuring they do not cause disturbances.

7. Smoking 🚭

• Smoking is not allowed in hallways, basement areas, or common facilities.

• Be considerate when smoking on balconies or near open windows.

• Cigarette butts must not be discarded in common areas.

8. Rental of Common Facilities 🏠

• The community room can be rented by residents for private events.

• The room must be cleaned and returned to its original state after use.

• Music and noise must be reduced after 11:00 PM.

9. Janitor and Emergency Contacts 🔧

• For urgent issues (e.g., water damage, power failure), contact the janitor at [phone number].

• Non-urgent inquiries should be made via our resident platform or the board’s contact form.

10. Violations of House Rules ⚠️

• Repeated violations of the house rules may result in warnings or, in severe cases, termination of tenancy.

• Conflicts between residents should first be resolved amicably—if not possible, the board may be involved.

These house rules have been adopted by the Solparken board and are updated as needed.
